Offered for the first time in over 50 years, 14 Reynolds Street, Pymble presented buyers a rare chance to purchase a sub 600sqm block in prime East side Pymble. Interest in the property was strong from the outset and John and I responded to over 330 email enquiries over the course of the 31 day campaign! Whilst some potential buyers saw the 573sqm land size and dilapidated cottage as a challenge, others saw an opportunity and over 130 groups inspected the home during scheduled open for inspections and at private appointments.
Feedback suggested interested parties viewed the smaller than average block as offering the potential to create a modern, low maintenance home - the perfect alternative to a townhouse or apartment for those who still want enjoy a garden and the privacy of a free standing house. 62 interested parties requested contracts during the marketing period with 21 bidders registering at the on-site auction. After 45 bids the property sold under the hammer for $1,691,000. At land value this equates to an figure of around $2,950/sqm - well above the typical $2,500/sqm we have seen achieved recently in Pymble!
