Preparing your Property for Lease

Thinking of Leasing your Property? Here are some pearls of wisdom from our Senior Property Manager Mary Hill.

If you are thinking of renting your property here is a guideline to make the process easier and stress free for you - to find (and retain) great tenants, achieve maximum rental and endure less vacancy.

1) Ensure that the maintenance is up to standard.  You may have lived with leaking taps, doors that don't close, blinds and locks that don't work, but do not expect a tenant to live with the little idiosyncrasies that you do and pay for the privilege.  

2) Clean the interior of the house from top to bottom using professionals.   Clean blinds, curtains, light fittings, steam clean carpets and remove any signs of mould.  Pay particular attention to kitchens (ovens, exhausts and cupboards) as well as bathrooms (all mirrors and screens).  Use a deodoriser to freshen the air if needed.

3) The exterior of the premises should also be given a clean. Consider having it pressure washed to rid the property of mould and cobwebs, clear gutters and  roof valleys and clean the windows to sparkle, (including fly screens).  Gardens should be weed free and shrubs trimmed.  Lawns and edges neat and tidy. First impressions are created from the kerb.  

The property should give the impression that it has been cared for if this is the standard you expect from your tenant. If required, it may be beneficial to paint, recarpet or remove carpet and polish the floorboards.  These items can increase rental received.  Once your property is ready for your tenancy remember to ensure smoke alarms are serviced, water saving devices installed, insurances are in place and if a swimming pool is at the property, have the pool compliance certificate ready to attach to the lease.  Luschwitz property management can assist you with any aspect of preparing your property for tenancy or sale so don't hesitate to contact us.
