Property Highlights of 2016

The 2017 market has kicked off with enthusiasm and a hive of activity after a strong end to 2016. Agency agreements have been in circulation as Luschwitz agents finalise marketing and list properties for Vendors enthusiastic to sell as soon as possible. A historically quiet month is spoiling potential purchasers with new stock.

“2016 was defined by a lack of stock – frustrated buyers and reluctant vendors worried about the next step. I saw a mix of local and overseas buyers – often competing with each other. High auction clearance rates and many sales happening prior to auction occurred even more so as the year went on. Many new apartments were sold despite talk of oversupply and there was continued demand from owner occupiers looking for quality, established buildings. Some excellent results were achieved for brand new houses and there was a huge demand for land/land value properties on the back of this as buyers saw potential to make a profit from building – land value is now easily over $2,000 per sqm in good locations.

2017 has started early with a significant amount of stock hitting the market from the second week of January, but it is too early to tell if this will mean sustained increase stock levels or simply a perpetuation of last year’s conditions. There continues to be lots of global instability, but despite this the Upper North Shore remains a sought after location for families for the same fundamental reasons - the generous block and house sizes, quality schools and relative convenience to the CBD – it will take a significant downturn to impact this.” Josh Luschwitz, Director.
 

FASTEST SALES OF 2016

16 Hope street, Pymble – Mark Blake

“This property was sold in the first week of marketing. We had 20 groups on the first open for inspection on 20th August with 2 keen buyers and offers that same day. One of the offers was accepted on the Monday and it exchanged on the Wednesday for $2.8m for Land value. It was a great result. The new owners intend to build a new Meadowbank. The property was last sold 6 years ago for $1.3m. A fabulous capital gain for the vendors! It is the 4th house we have sold for them!”

The buyer came from our database and we had discussed the property with her in the days prior to her inspection. An extended campaign was avoided as was the risk of running into the December holiday market which can have unpredictable levels of buyer interest. The Vendors were relieved to be able to achieve the result they were after in such a short time, allowing them to enjoy Christmas and the New Year.”

After over 90 prospective purchasers had inspected the property, the owner decided to accept an offer prior to auction. The purchasers were very keen to obtain a home close to Abbotsleigh and this property actually backed onto the school!”

“There were 5 registered bidders for this exclusive character property at the auction on Saturday September 17th. Being walking distance to Gordon station and including a full size tennis court the property had immense appeal. Bidding started at $3.2M, with two buyers competing down to the last $1,000. 56 bids later the property was sold for $3.61M. It was a sunny spring morning and our auctioneer Lorenzo Giunti from AuctionWorks sweat it out in this epic contest!”

A fantastic auction was had for this magnificent garden townhouse. The auction was bustling with a full house of on-lookers and 13 registered bidders on the day. “In total 22 bids were made during the auction starting at $1 Million, and with a reserve of $1,350,000 it was sold for $1,485,000. “

MOST SOUGHT AFTER APARTMENT

“This was an exceptionally well built 1970's, roomy, older style strata unit in a small block of 8. We sold this prior to auction acting on executor instructions for a repeat client. It was situated in a highly sought after Roseville location minutes level walk to schools, shops and station. The unit presented a fantastic opportunity to renovate and further capitalise.”

FOND MEMORIES OF 2016

“It was an absolute honour and pleasure to present this stunning whole floor sub-penthouse to the market.  The vendors asked me to sell this Sydney pied-a-terre for them after purchasing a substantial property in Mosman from us.

Located on the foreshore at Kirribilli it boasted the most incredible views of spectacular Sydney Harbour.  Staring straight at the Opera House and the Sydney Harbour Bridge with the dazzling and never-ending activity of sail boats, the view never ceased to impress.  Night time inspections were particularly beautiful with all the twinkling lights of the city skyline & occasional unexpected display of fireworks.  The inspections resulted in a great price for the vendors and allowed them to enjoy moving into their new family home.”
