Luschwitz Property Highlights of 2015

As the 2016 market begins to take shape with a positive outlook we take a moment to reflect on some of the Luschwitz sales from the last 12 months and the secrets to their excellent performance. 2015 was an exciting year for North Shore real estate with strong growth in prices, demand outstripping supply and a continued keen interest in our properties, both for sale and for rent, from the overseas market. Last year we saw predictions surpassed and records broken, whilst managing to increase our market share.

“In 2015 the activity and depth of buyers varied in the differing price ranges. Early last year the market was exceptionally strong with increased buyer registrations at the bottom end of the market. The Top end of the market was different and not as strong (unless the property was brand new). But by the end of 2015 the market was totally different. Activity on the lower end had diminished a great deal and the top end had picked up.” – Mark Blake, Director.

Fastest Sales of 2015

6 Nagle Place, Turramurra –

This property was the fastest sale of the year, from listing to exchange of contract occurring in 2 days; achieving a sale price of $2 million. A spacious 5 bedroom family home set on over 1500 sqm, it was listed by our director Stephen Sales who had sold the property to the Vendor 7 years ago. The family who purchased the property were enrolled on the Luschwitz marketing database and the property was sold to them prior to any public marketing campaign, saving the Vendor a considerable amount in marketing costs. “The exciting thing about this sale was having buyers on your database for 3 months and walking into a house and knowing you have found them their new home” Stephen Sales, Director.

Carla Poletto negotiated and sold this property the day she listed it.  The property featured 5 bedrooms, 3 bathrooms and was a great family home in an excellent location; walk to Pymble train station. It was sold to an overseas buyer on the Luschwitz marketing database and achieved a sale price of $2.28 Million. “Having worked & lived in Pymble for over 20 years consequently knowing so many of the properties enabled me to match this particular buyer to the house prior to it going to the market.  I call it a "hole in one" which I am very well known for. Happy purchaser and ecstatic vendor - It gives me such an incredible buzz." – Carla Poletto.

Best Attended Open Home of 2015

This property attracted an incredible 81 groups to its first open for inspection! Sold by Director Josh Luschwitz, he advises that the property had such broad appeal thanks to its sought after East side location and the potential offered by the original, single level, full brick 1960’s home. The property was sold for $1,900,000 after being on the market for 17 days. “March marked the beginning of the bullish market conditions we saw through most of 2015. There was very little stock available at that time and an ever increasing pool of cashed-up buyers competing to secure a purchase.” – Josh Luschwitz, Director.

Most Bids at Auction

16 Torokina Avenue, St Ives –

It took 38 bids to reach the final sale price of $2.31 Million for this property which featured a generous floorplan, large grounds and great north to rear aspect in one of St Ives’ best streets.  “The auction was slow to start, involving just 2 buyers and stalled short of $2 Million before regaining momentum when a 3rd buyer entered the bidding and helped push the result $200,000 over the reserve.” – Josh Luschwitz, Director.

50 Golfers Parade, Pymble –

This property had fabulous buyer inquiry, with 219 separate parties showing interest and 35 contracts issued during the marketing campaign. The property attracted spirited bidding from 3 parties and was finally sold under the hammer for $1.895 Million after 34 bids!! “This single level, solid brick family home attracted excellent inquiry thanks to its walk-station and PLC location.”-  John Luschwitz, Director.

Luschwitz real estate received over 700 online inquiries for the unique property offering at 15 Bayview Crescent. For sale was a charming, freestanding, single level residence on 2 titles with an extremely rare adjoining vacant allotment, close to the light rail. The Vendor was a long term client of Director John Luschwitz and insisted John sell the property. John recalls that “47 contracts were issued to interested parties and the two lots were sold at auction in one line and above the reserve for $2.46 Million.”

Fond Memories in 2015

2 Fisher Avenue, Wahroonga –

This property was sold by our Director Stephen Sales in June 2015 in 14 days for $1,475,000. Steve’s relationship with his Vendor goes back 30 years and he was delighted to continue to help them fulfil their property goals and sell their home. The couple who purchased the property were renting in Mosman and discovered the suburb of Wahroonga by accident. They fell in love with the tree lined streets and community feel and decided it was a great place for their family to grown up. “My vendor gave me her keys on the way to the airport for a holiday to the US and said it would be great to see a SOLD BY on my return.
